Rick Holmstrom

Rick Holmstrom is responsible for the strategic direction and overall management of the firm.

Prior to Menlo Equities, Rick was a Partner at The Shidler Group, where his primary responsibilities included asset and liability management of The Shidler Group’s 20 million square foot private property portfolio. Rick worked on the restructuring and recapitalization of The Shidler Group which included guiding and coordinating the initial public debt and equity offerings of TriNet Corporate Realty Trust (acquired by iStar Inc., NYSE: STAR) and First Industrial Realty Trust (NYSE: FR).

Rick is a member of the Executive Committee of the Policy Advisory Board of the Fisher Center for Real Estate and Urban Economics at UC Berkeley, a member of the Stanford Alumni Real Estate Council, and an advisory board member of the DAPER Investment Fund at Stanford. Other previous outside board experience includes serving on the board of MB Financial Bank (acquired by Fifth Third Bancorp, NYSE: FITB), as a member of the board of directors of Buena Vista Fund Management LLC , as a trustee of The Nueva School, as a member of the Stanford Live Advisory Board, as a trustee of the UC Berkeley Foundation, as a member of the Advisory Board of the UC Berkeley Haas School of Business, as a director of the Stanford Alumni Association, as a founding director of the Consortium for International Development, and as a founding director of International Development Exchange.

Rick received his BA from Stanford University and his MBA from the University of California, Berkeley.

Kevin Kujawski is a Partner at Menlo Digital, where he leads the firm’s operations, capital markets activities, and strategic initiatives. Beginning in 2020, he co-led the launch and capitalization of the firm’s dedicated data center platform.

Kevin joined Menlo Equities, Menlo Digital’s parent company, in 2011 as Chief Financial Officer. He has been instrumental in expanding the firm through his efforts leading the formation of Menlo Equities’ open-ended, NNN leased core-plus fund and its institutional data center investment platform.

Kevin has more than 30 years of experience in real estate investment management and corporate finance. He previously held senior financial leadership roles at Starwood Hotels & Resorts, most recently as Chief Financial Officer for Starwood’s Global Development Group, where he helped advance the company’s efforts to expand its global footprint and brand portfolio. Earlier, Kevin was based in London, where he served as European Chief Financial Officer at Action Performance Companies, overseeing licensing partnerships with Formula One and premier, luxury European automotive brands.

Kevin holds a BS in Finance from Arizona State University and an MBA from the UCLA Anderson School of Management. He is an active member of ULI, NAIOP, and PREA.

Christopher Chang

Christopher Chang is a Partner at Menlo Equities and oversees Menlo’s strategic initiatives, leads the firm's engagement with its limited partners, and spearheads capital raising strategy and execution.

Prior to joining Menlo in 2017, Christopher was in the Investment Banking Division of Goldman Sachs where he led the firm’s West Coast Real Estate investment banking business. Over the course of his investment banking career, Christopher advised private and publicly traded real estate companies in raising more than $20 billion of capital and on more than $30 billion of strategic M&A transactions. Christopher also held positions at JPMorgan Chase in New York, London and San Francisco in the Investment Bank Technology and Global Technology Infrastructure groups.

Christopher received his BS in Applied Economics and Business Management from Cornell University and his MBA in Finance and Real Estate from Columbia Business School where he earned Beta Gamma Sigma honors.

Michael Griffin

Michael Griffin

Michael Griffin is responsible for internal controls and leads all aspects of finance and accounting, including debt financings, treasury management, tax and financial reporting.

Prior to joining Menlo Equities, Michael was with Carmel Partners, where he was responsible for accounting and financial reporting for a series of real estate private equity funds. Previously, Michael was a manager in the San Francisco office of PricewaterhouseCoopers LLP, where he worked in the Assurance and Business Advisory Group, specializing in serving real estate clients. Michael has broad experience in providing attestation services for commercial, retail, industrial, and multifamily real estate clients, and has extensive experience in accounting for operating and developing real estate assets, as well as joint ventures and partnerships. His clients included AMB Property Corporation (now Prologis), Stockbridge Real Estate Funds, and BlackRock Real Estate Investments.

Michael received a BSC in Accounting with a minor in Economics from Santa Clara University and is a Certified Public Accountant in California. His professional memberships include the California Society of CPAs and the American Institute of CPAs.

Chad Iverson

Chad Iverson joined Menlo Equities in 1999 and is responsible for the Southern California, Arizona and Minnesota operations of Menlo Equities, including property acquisitions, financings, asset management, and dispositions. Chad has directly sourced and closed more than 40 investments totaling over 6.5 million square feet and currently oversees more than 3 million square feet. His experience includes the development of 550,000 SF of Class A office space in southern California along with the repositioning and releasing of over 3 million SF of value-added office and R&D investments. Chad manages the Newport Beach and San Diego offices.

Prior to joining Menlo Equities, Chad was with AEW Capital Management in Los Angeles, where he was involved in analyzing, structuring and closing high-yield investments in real estate, equity securities and operating companies with an aggregate value exceeding $2 billion.

Chad graduated cum laude with a BA in Economics from Claremont McKenna College, where he was a leading member of the nationally ranked debate program. He was previously a member of the Advisory Board of Streamload.com, an online digital media storage service, which was acquired by Nirvanix. Chad is currently a member of the advisory board for Mako Labs, a startup-phase on-line advertising, social media application and virtual reality game developer. He is a member of the National Association of Industrial and Office Properties (NAIOP).

Michael Johnston is a Partner at Menlo Digital, responsible for investment sourcing, acquisitions, and asset management across the firm’s data center portfolio. In addition, he oversees activities around site selection, leasing, and capital allocation for the firm’s funds and investment accounts. Beginning in 2020, Michael also co-led the launch and capitalization of the firm’s dedicated data center platform.

Michael has been at Menlo Equities, Menlo Digital’s parent company, for over 18 years, where he has held roles in acquisitions, asset and portfolio management, and capital raising, including leading the firm’s data center investment activities. Over his career, he has overseen more than $5 billion of real estate transactions, the leasing of over 3 million square feet to leading corporations—including Akamai, Apple, HP Enterprise, Nvidia, and Palo Alto Networks—and the development of over 4 million square feet of technology real estate nationwide.

Michael holds a BA from Northwestern University, where he currently serves on its regional leadership council. He is active in ULI, NAIOP and PREA, where he is a member of ULI’s data center council and was previously President of the Silicon Valley Chapter of NAIOP and served on its National Board of Directors.

Max Sanford is responsible for all aspects of the investment process including acquisitions, asset management and debt financings for the Menlo Equities portfolio in the eastern United States and Texas. Most recently, Max has spearheaded the expansion of the firm into a number of new markets including Austin, Raleigh-Durham, Nashville and greater Washington, D.C. Since joining the company, Max has been involved in more than $2 billion in transaction volume including direct sourcing of more than $600 million in acquisitions.

Prior to joining Menlo Equities, Max worked for North Dam Mill, a development group focusing on historic rehabilitation projects. Max is a member of the NAIOP Forums and was a prior group head for the NAIOP Silicon Valley Developing Leaders group. Max holds a BA in Economics and a BS in Mathematics from Claremont McKenna College.

Jane Vaughan

Jane Vaughan is a Partner at Menlo Digital, where she leads the design and execution of the firm’s national data center platform. Her responsibilities include site planning, entitlements, power procurement, and project and construction management in key markets such as Northern Virginia, Silicon Valley, and Phoenix.

With over 25 years of experience in complex real estate development, she has played a pivotal role at Menlo Equities, Menlo Digital’s parent company, in delivering more than 10 million square feet of projects across the United States, including a landmark 1.65 million-square-foot technology campus in Santa Clara—now home to Palo Alto Networks’ global headquarters. Her background in structural engineering provides a strong technical foundation for leading high-performance infrastructure development in demanding markets.

Jane holds a BS in Civil Engineering from The Ohio State University, an MS in Structural Engineering from the University of Maryland, and an MBA with honors from Northwestern University’s Kellogg School of Management. She is also deeply committed to community service, having chaired the board of Goodwill San Francisco and overseen transformative real estate initiatives for nonprofits serving Silicon Valley’s most vulnerable communities.

Tess Pilli has been with Menlo Equities for 24 years. Tess is responsible for day-to-day management of accounting, financial reporting and engagement with the firm’s external audit and tax consultants. Tess works closely with the senior management, accounting, asset management, and property management teams. Tess also serves as the firm’s accounting and property management database administrator. Prior to joining Menlo Equities, Tess worked at Bayview Bank (which was acquired by Washington Mutual) and Provident Funding, where she worked in their accounting group.

Tess is a graduate of San Francisco State University with a BA in Social Work.

Colin Albright performs an active role in Menlo’s strategic planning and analysis, with responsibilities that include financial planning and oversight of the General Partners, internal forecasting, and financial operations.

Colin brings 10 years of experience across financial functions at public companies. Prior to joining Menlo in 2023, Colin worked in corporate FP&A for Snowflake (NYSE: SNOW), where he directed strategic planning efforts and served as financial lead on new market entries. Previously, Colin advised on acquisitions and capital projects at Emerson, and developed strategies for hedging and capital structure at Equinix (NASDAQ: EQIX).

Colin received his MBA from the University of Virginia and BA in Economics from Chapman University. He was awarded a CFA charter in 2017.

Andrew Lodeesen is responsible for the development and repositioning of commercial real estate assets in the Central and Eastern US. In his role, he leverages his extensive expertise having participated in more than 350 real estate transactions and overseen the development of 3 million rentable square feet.

Prior to joining Menlo Equities, Andrew served as the Executive Vice President of Development at Capital Commercial Investments, where he led the repositioning strategy for an 11.8 million square foot office portfolio. He was also responsible for the redevelopment of the 291-acre former ExxonMobil headquarters in Irving, TX and the 100-acre former J.C. Penney campus in Plano, TX. Additionally, he served on the Board of Directors for the Las Colinas Association.

Andrew holds various degrees and accreditations representative of his multidisciplinary approach to real estate including a BS in Business Administration, an AS in Architectural Design, and a Real Estate Investment and Development accreditation from Rice University. He is also a Project Management Professional (PMP), LEED AP, and a Certified General Contractor.

TJ Ciccone serves as Chief Technology Officer for Menlo Digital where he manages technical design and infrastructure development for new data center projects and oversees critical facility operations for the entire portfolio.

TJ has over 15 years of experience in data center operations and facilities management, previously working at STACK Infrastructure, CoreSite, Amazon Web Services, and Digital Realty. Before joining Menlo, TJ was most recently a Senior Vice President at STACK overseeing operations across multiple major North American markets. His work spanned site development, capacity delivery, investor engagement, and large-scale workforce and education initiatives.

In addition to his executive leadership, TJ is deeply involved in industry education. He teaches “Introduction to Data Center Operations”, a course he created in 2019, as an adjunct professor at Northern Virginia Community College and serves as Vice President and Education Chair for the Potomac Chapter of AFCOM, leading the region’s flagship internship program.

TJ holds a BBA in Organizational Dynamics and Business Management from Immaculata University.

Chris Coleman leads Menlo Digital's customer engagement, marketing, and leasing efforts.

He has over 30 years of experience in the digital infrastructure sector spanning global enterprise development, hyperscale growth, and AI-driven innovation, and. Prior to joining Menlo Digital, Chris was a Vice President at Digital Realty (NYSE: DLR) responsible for hyperscale projects and revenue for global accounts in the Americas region. Over 14 years at Digital Realty, he held progressive leadership and strategic sales roles. Earlier in his career, Chris held leadership positions at SunGard Availability Services and American Power Conversion (now Schneider Electric). Over his career, Chris has successfully negotiated contracts representing nearly 1 GW of data center capacity.

Chris holds a BS in Mechanical Engineering from the University of Massachusetts Amherst.

Allison Koo serves as Senior Vice President, Development and Construction at Menlo Digital, where she is responsible for the entitlement, power procurement, design, and construction activities for all data center development projects.

Allison has over 20 years of commercial real estate experience, where she has completed over 1.5 million square feet of development projects and currently manages a data center development portfolio of ~1 GW. Prior to joining Menlo Equities, Menlo Digital’s parent company, Allison was a Managing Director at Sand Hill Property Company overseeing multiple development projects across the San Francisco Bay Area.

Allison is a trustee of Castilleja School in Palo Alto, CA and serves as head of the Buildings & Grounds Committee.

Allison received her MBA from the Kellogg School of Management at Northwestern University and her BA from the University of Pennsylvania.

Prior to joining Menlo Equities, the parent company of Menlo Digital, Max worked for LaSalle Investment Management, where he supported portfolio strategy and asset management for a range of institutional real estate holdings.
He serves on the General Plan Update Committee for the City of Newport Beach.

Melanie has over 15 years of commercial property management experience, with previous positions at The Irvine Company and Maguire Properties. Melanie also served as General Manager for Bixby Land Company, overseeing property management operations for 3.5 million square feet of industrial and office assets throughout Southern California.

A graduate of the University of Southern California with a BS in International Business, Melanie was awarded the Dean’s Scholarship for four years. Melanie holds a California Real Estate Broker License and enjoys mentoring new professionals starting their careers in real estate.
