What We Do
Acquisitions and Development

MENLO EQUITIES has focused primarily on direct investments located in:

• Northern California’s Silicon Valley
• the Burbank/Tri Cities area
• North San Diego
• Orange County

Other markets MENLO EQUITIES will actively consider include:

• Other San Francisco Bay Area submarkets including San Francisco and the East Bay.
• Sacramento
• Las Vegas and Reno (Multi-family)

A separate development subsidiary, Menlo Equities Development Company, was formed in 2000 and is headed by Jane Vaughan. Menlo’s development expertise, capital markets capabilities and scale make it one of the largest commercial real estate participants in Silicon Valley and Southern California today. As of Fall 2007, 11 separate development projects totaling approximately 2 million square feet have been completed. Virtually all development projects were substantially pre-leased with terms of ten or more years. Menlo Equities' current 400,000 square foot developments include, R&D in San Diego, and office space in Sunnyvale and Palo Alto. Menlo Equities is also managing the development of a 2.4M square foot planned office campus for Juniper Networks.

Acquisition Criteria:

  • Properties will be acquired with geographic focus.
  • Properties will be acquired in which the income characteristics will be optimized within 5 years.
  • Buildings acquired and developed will typically have few (less than 10) tenants. This approach minimizes management intensity.
  • Except in unusually soft market conditions, leases will be executed for maximum duration – ten or more years where possible.

Development Criteria:

Menlo Equities will continue to seek development projects in Silicon Valley, Orange County and North San Diego. While R&D/office development will be our focus, strategically located retail and residential will also be pursued.
